Following the successful closure of LongView’s first Home Equity Fund, which delivered investors access to a diversified portfolio of over 200 home equity investments and an IRR since inception of 14.6% p.a (net of fees)2, LongView is bringing a new shared equity co-investment fund to market in partnership with Warakirri, the LongView Home Equity Fund 2 (Fund).

Australian residential property has historically been a strong and resilient asset class over many decades. Since 1988, Melbourne, Sydney and Brisbane house prices have risen 7.2% p.a.3 supported by sustained population growth and structural undersupply. LongView’s unique shared equity approach partners with homeowners to build a diversified portfolio of select family homes in select locations, without the costs, taxes and operational burden of direct property ownership.
‘Robust Older Dwellings on Well Located Land’ – or what LongView call RODWELLs – are high-quality, established homes in Sydney, Melbourne and Brisbane with strong underlying land value. LongView modelling shows that these homes represent ~18% of Australian properties, but have generated ~58% of capital growth over the past two decades.4
Capital growth is driven primarily by land and these properties and their locations provide exposure to the segment of the market where the most value is created.
The Fund invests exclusively in this subset: high-quality, established, owner-occupied homes with strong underlying land value. The Fund does not invest in high-rise apartments, new builds, regional markets, and locations with cyclical boom and bust dynamics.

HomeFlex is LongView’s proprietary investment vehicle which involves co-investing alongside established home owners in exchange for the return of original capital plus an agreed share of the home’s future capital growth.
Homeowners can access HomeFlex for a variety of reasons. Homeflex allows homeowners to unlock equity from the family home to fund lifestyle, a small business, support family, enable retirement or pay down debt. It differs to a traditional reverse mortgage, by providing capital without debt.
Homeowners typically pay no interest during the life of their HomeFlex contract. The title to the property remains with them at all times, and the Fund’s interest is protected through a registered mortgage or charge.
